Spatial-Physical Expansion of the City with Emphasis on Commercial Function (Case Study: Mahabad City)

Abstract

Cities as a living place are constantly evolving and dynamic. The key factors affecting the physical and spatial development of cities are commercial centers. Entropy and Holdern models were in this applied study to explain the physical development of Mahabad. The results of measuring entropy based on Mahabad area from 1976 to 2016 and the entropy coefficient (0.435) indicated that the physical development of the city was scattered and non-congested. Moreover, the results of Holdern model showed that 48% of the city’s development was due to its population and 52% was due to horizontal development and dispersion. The most important key factors and drivers in relation to the future of spatial expansion of Mahabad were identified with an emphasis on the city's business activities. Considering the importance of their drivers and their uncertainty in the three situations, the folowing issues were developed in the city of Mahabad: a) hybrid use and intelligent growth urban development; b) Spatial expansion of the city with the same current trend (linear form); and c) spatial expansion of the city as a scattered development in all directions of the city. Then, the combined use and urban intelligent growth were introduced as the most appropriate scenario in Mahabad, which involves the formulation of strategies and operational plans for urban sustainability.
