Assessing the social capital of residents to realize the urban regeneration approach (Case Study: Neighborhood of Joghatai City)

Abstract
Addressing underdeveloped urban areas is one of the major challenges facing cities worldwide, particularly in less developed and Third World countries. Urban regeneration policy is a modern intervention approach in the old with social capital recognized as an essential component in the regeneration process. The main purpose of this study is to measure social capital indicators to assess the feasibility of implementing an urban regeneration approach in the deteriorated fabric of Joghatai City. This applied research is descriptive-analytical. Data were collected through two methods: documentary and field (questionnaire). Analyses were conducted using a one-sample t-test and multiple regression in SPSS, yielding a Cronbach’s alpha of 0.71, indicating the reliability of the research instrument. Social capital indicators—including social participation, social trust, social awareness, social cohesion, social relations, and place attachment—were measured using a total of 26 items, while urban regeneration indicators, consisting of physical, social, economic, and human capacity dimensions, were assessed with 20 items. The results show that the average social capital and urban regeneration scores of the studied neighborhood’s residents are above average. Multiple regression analysis reveals that place belonging, social participation, and social trust rank as the top three indicators with significant positive impacts on urban regeneration indices in Joghatai.
